Director of Marketing
The Director of Marketing will be the foundational marketing leader for Homes by Villatel, charged with owning the marketing strategy across two equally important and deeply connected mandates. On the consumer side, you will build the brand, drive demand, and curate how every property shows up across direct and OTA channels. On the growth side, you will help bring new inventory onto the platform across three motions: signing new owners across our current and expanding Florida footprint, supporting acquisitions of additional properties and operating companies, and — over time — helping us attract the best brands and operators as we build a broader multi-market platform.
Director of Marketing
- Lead the launch and ongoing build of the Homes by Villatel consumer brand, ensuring every touchpoint reflects our standard-setting positioning and operational excellence.
- Own paid media, SEO, email, and CRM end to end — driving direct bookings, reducing OTA reliance, and growing lifetime value with clear accountability for ROAS, CAC, and pipeline contribution.
- Direct content, social, and creator strategy across photography, video, Instagram, TikTok, YouTube, and influencer partnerships to grow audience, drive demand, and showcase properties at brand standard.
- Establish the KPIs, dashboards, and attribution rigor required to run marketing as a measurable growth function, and begin architecting the brand system that supports future partner brands within the Homes by Villatel ecosystem.
- Own the merchandising experience on homesbyvillatel.com and continuously optimize listings across Airbnb, VRBO, Booking.com, Expedia, and other distribution partners — including titles, descriptions, photography, and search ranking.
- Own the review and reputation program across every channel, ensuring our profile reflects the standards we operate to on the ground.
- Partner closely with Revenue Management to translate occupancy gaps, ADR targets, and new inventory ramp into marketing campaigns, promotions, and channel pushes that support pricing strategy and revenue goals.
- Develop and articulate a differentiated owner-facing position that clearly communicates why Homes by Villatel is the platform to entrust their home to, supported by a complete suite of pitch decks, one-pagers, case studies, and acquisition collateral.
- Architect and operate a robust, measurable owner lead-generation engine across paid, organic, referral, and event channels with full-funnel tracking from first touch to signed agreement.
- Build the market-entry playbook supporting expansion into new Florida sub-markets, and design the owner lifecycle journey that nurtures prospects, supports the BD team, and strengthens retention among existing owners.
- Lead the marketing playbook for acquisitions — including announcement campaigns, guest and owner communications, and the integration of acquired marketing assets within the Homes by Villatel ecosystem.
- Build, lead, and develop the in-house marketing team and orchestrate external agency, freelance, and production partners against a unified roadmap.
- Work closely with Revenue, Operations, Owner Success, BD, and Acquisitions leadership to ensure marketing is tightly aligned with business realities and brand standards.
- Own the marketing budget end to end with clear accountability for ROAS, CAC, owner lead cost, and brand equity outcomes.
Business Development Manager
Homes by Villatel is expanding its vacation rental portfolio along Florida’s Space Coast, and we are looking for a driven, self-directed Business Development Manager to lead that growth from the ground up. This is not an entry-level or administrative role. We are looking for a seasoned hospitality or real estate sales professional who thrives in a field-based, relationship-driven environment and is motivated by the direct financial upside of building something new.
Business Development Manager

- Develop and execute a personal prospecting strategy spanning door-to-door outreach, direct mail, digital prospecting, referral development, and event-based networking, managing the full pipeline from cold outreach through executed Property Management Agreement (PMA).
- Conduct property walk-throughs and owner consultations to present the HBV value proposition, differentiate from competitors, address objections, and negotiate contract terms in alignment with HBV standards, escalating to leadership where appropriate.
- Lead the executed owner through a structured Homes by Villatel onboarding process, introducing them to operational leadership and systems before formally transferring the relationship to the operations team — ensuring continuity and a seamless property launch.
- Establish and maintain an active, recognizable presence throughout the Space Coast market — chambers of commerce, real estate boards, investor groups, HOA networks, and STR-adjacent community organizations.
- Build a referral pipeline through real estate agents, mortgage brokers, attorneys, title companies, and local business leaders who regularly interact with vacation rental property owners.
- Monitor competitor activity, new property listings, ownership changes, and market trends to surface acquisition opportunities before they go to competitors.
- Maintain meticulous and current records in HubSpot for all prospect activity, outreach, follow-up, and pipeline status. Record-keeping discipline is non-negotiable in this role.
- Report weekly to the Homes by Villatel executive team on pipeline health, outreach volume, conversion rates, and market intelligence.
- Track and communicate estimated contract value and projected revenue impact for pipeline opportunities.
- Coordinate with Operations, Revenue, and Marketing teams to ensure a seamless handoff and timely property launch.
- Provide field-level market intelligence to inform revenue strategy, comp set analysis, and expansion planning.
